Food Processing Facility Gets Facelift

The aging modified asphalt roof was transformed into an energy-efficient cool roof. 

This Missouri food processing facility was in need of a roofing facelift like no other. The pipes, vents and other rooftop HVAC equipment penetrations were creating leaks across the roof. The Missouri sun and humidity had created cracks on the roof. It was decided to use ICP Group’s ASTEC Re-Ply™ cool roof system because the fluid-applied system could easily conform around the equipment on the roof. This cool roof system also has the ability to protect the roof from deteriorating under the ever-present Missouri sun and dense humidity. This approach allowed the building to avoid extensive tear-off and took less time than a traditional roof repair method would.   • Modified asphalt with patchwork. 5 to 13 years old.

  • 112,000 square feet (21,000 square meters) 

Roof problems: 

  • Numerous penetrations. This is a common problem with many manufacturing and processing facilities requiring extensive piping, venting and rooftop HVAC equipment. Repairs and replacements with traditional roofing are often ineffective and more expensive than premium ASTEC fluid-applied systems. 

  • Persistent leaks. Although the roof was structurally well built and essentially sound, the smallest of leaks around seams and penetrations were hard to track and the asphalt was difficult to patch. 

  • Production interference. Roof leaks and repairs at the facility almost always led to production interference, and in some cases, complete shutdowns of affected area. 

  • Heat. These rooftops are fully exposed to the Missouri sun and humidity. The original roofing proved to be susceptible to heat buildup and retention; leading to cracking, curling and pull-away at cuffs, curbs and parapets. Because a hot roof makes any building tougher to cool, it is also a cost issue for A/C maintenance and energy usage. 

  • Wind damage. Many facilities are in flat country that is open to high, gusting winds that dry and tear at traditional roofing seams and edges.
