Tie in to Aluminum panels

I had a 70 yr. old man call requesting a bid to "repair" what he tried to "fix".

Turned out to be a 5 sq. low slope roof that tied in to the main house with a brick chimney right in the middle of the tie in.

He had torn down the brick chimney by himself but then he couldn't figure out how to do the repair. :laugh:

He had fallen for the "Lifetime" aluminum panels from a company called Roof Plus that came into town a few years ago but have now closed up shop and high tailed it.

Turns out the house already had TWO layers of shingles on it and they just slapped these aluminum panels right down on top of that without tearing off anything or changing the chimney flashing which was already failing at the time they installed the 3rd roof.

My question is does anyone have any experience with this product. ( Lifetime Aluminum Panels ) and what is the best way to tie this in at the top.

OH, I bid to tear off all the metal on the low slope roof, add 3 rafters, deck in where chimney was, ( it is rotten at least a foot up onto the main house ) Install S/A mod bit on the low slope, loosen the Panels at the top and slide the mod bit under the main roof.

My other question is how to get the bottom part of these panels to lie back flat. Sealing them down to the membrane with tripolymer construction sealant was what I came up with. :blink:

Could be wrong, but they look like Classic's Rustic Shingle (as in here: http://www.classicmetalroofingsystems.com/products/rustic-shingle/

If so, the aluminum lower lip can be unbent with a siding tool, slipped in between two shingles, with the tool hooked onto the edge of the upper shingle lip. Frank's idea will work. The key is to fashion a "starter" which will be at the base, which will have a lip along the upper end to allow the panels to hook into, and a lower portion which will essentially be counterflashing.

I'd take two rows out and roof to there, then use the 'spares' to fill in one row with some form of lock strip I'd make onsite with hidden fasteners.

That bottom row of aluminum panels has to come off in order to fix the rotten wood.

I was going to tear it off for the length of the low slope and just let the membrane cover the exposed area.

But this will leave the bottom part of the 2nd row, ( which will become the bottom row) sticking up.

I've never worked with this stuff before.

He does have a whole box of the panels though if needed.
