My name is Jay and I am a contractor and roofer in southern Louisiana. I looking for some advice regarding Free Roof Reports. I know there is a wealth of experience on this site and I hope someone can help me. No matter how hard I try it seems that the property mangers keep getting me to give them Free information. Work is very slow in this area so I need to go out and look at every call and I try to tell them that it cost $xxx for an inspection and report. I also tell them that that amount comes off of the job if I get it, but that usually ends with "no thanks" or "we have several properties and you are the only one giving us a quote on this." Bottom line is that I have to look at the job to determine what needs to be done and my estimate has to be specific enough to protect me on what I am proposing to do. That ends up being a Free Report on what is wrong and how it needs to be fixed. I'm very busy working hard to give out this Free information. Some advice is despartely needed!!! What is your closing ratio on these types of estimates?

If it's zero, then the answer is simple: "I don't do estimates for property managers.".

If you are closing 30%, then keep going to them and just speed up the process.

If it's less than 30%, then measure the roof with google earth and quote it by phone. Qualify the bid by saying you'll have to verify it with an onsite inspection. Only do the onsite inspection if they agree to sign with you at the given price.

I don't post on this site much anymore. I find it interesting looking for free advise on a problem dealing with free advise. B) ;) B). Find a way to turn free into a business. There's a mad rush to commoditize everyone else's business. This is good for consumers (low prices!) but not so good for vendors (low margins!). Everyone loves to pay "free," but few really enjoy selling it. Or competing with it. No one is entitled to its business model forever, for which consumers should be very, very grateful. I just tell them estimates are free not inspections,reports, etc.We also get negative responces from this,but as you get older you will realize they never wanted your biz.Best thing is to forget aboutit and move on to the next one.
