All right . Whew my head is swimming. This industry just keeps getting ah how can I say it ? Interesting ?????? After Andrew hit Miami area this whole profession went from a small size community locally where a hand shake and a nod would get you all the material you needed. Supplier CEO's were real people. They would go to events and invite you over to the house for franks and burgs . They cared about you and your business . After Andrew giving your children and every and anything you own to the suppliers if you wanted to buy a can of roof cement or a box of nails. That to me was the beginning of the end. Now for the matter a hand. I have worked with this real estate agent for 15yrs. Have done many many roofs for him . He now has a short sale house . The bank as far as I know at this moment has issued a credit on the sale of the house . For the amount of my contract . First one of those I've written in a while. The roof is to be done as a condition of sale. That has never been a problem until now. With the house in Foreclosure and the seller not to receive a penny from the sale . The bank issued a credit. To be dispersed at closing . The new buyer who doesn't own the property will put in restrictive escrow half the amount of the roof . Man what in the world is this business coming too ???? God bless all who want to stay in it at this time. My question is what would you do ???? Has anyone ever done a short sale like this before in recent history ??? A trip to my counsel again. Deadly traps all. Is the era of make believe coming back . There is no place like OZ or a good trip to Never Never land would be more comfortable . Maybe I'll get a chance to visit with THE WEB MASTER. That would be cool>>>

Got a call from the potential new buyer yesterday . Talked to my friend the Real Estate agent. My fear has been quenched thus far. As of now it is going to go down in a fairly conventional way . Much to my relief.>>>

Well what I really wanted to focus on . The idea of a short sale , who owns the house , who is responsible for the anticipated project , who signs the docs to pull permits ? I just can't see this working out the way I'm understanding it at the moment. As I understand it . The real estate agent has a contract on the house . The bank wants to have the house up to a certain standard before closing the loan. The old owner who gets nothing from the sale other than out from under. I will definitely have to investigate this .>>>

Ed When I click it . A Windows Media Player opens. It is a news story from KREN tv Northern Nevada about the Angora Fire awhile back.There are clear pics of the inside of THE MAGIC BUS and some of it's operations .Why does it open for me ?? I forwarded the story from G-mail. That's all it is . I just had THE LOVELY MRS CIAK click on that URL Now I'm perplexed confused bewildered . I will have to find another way . I will delete the url thanks for the heads up>>>

Never on paper, that I've seen, but I've always been assured of a sale date AND my money already in escrow. Usually paid 1-3 days later. Never gotten 1/2 check, or other BS.>>>
