Your approach needs to be two fold.

First, Inspect the roof(s) and determine it's current condition. Are there active leaks? what's the leak history? Roof Age?

We do some on slate roofs and it is all done on an hourly basis; plus profit. It works out well for us!>>>

It's pretty much the same as residential. Hourly rate plus a percentage over cost on materials with a minimum charge for a service call. That's how we've done it.>>>
