Any info wld be appreciated.>>>
Test cut mentioned above is required to determine how many roofs and debris required for disposal etc. However, this introduces a certain responsibilty on the roofers part, for an owner could possibly declare that this has lead to leakage. It would be wise to obtain owners permission to do so. This type of action is necessary on Public Bid work and/or where a roofing consultant or A/E is responsible for the specs, for it is they who should be performing this task. Most boiler plate specs contain a paragraph known as "Latent Conditions" which outline extra compensation where unforseen conditions exsist. Should the roofer take the test cut prior to the bid opening, this paragraph would become non-applicable.>>>
100 sq ain't no weekend side job, we need wayyyyyyyyy more information to give you any advice.... If you tear a huge deeply insulated T&G roof, then you've got some major existing flashing details to modify, just for starters. What is the major reason for removal vs. go over? >>>
Mac..... I thought he was askin the price of doin the job not how to do the job. When you say the substrate i assumed that was the, if any, insulation below the T&G which would be ripped off anyway. I think it would be wet that's why he is there.>>>
Is it asbestos!>>>
Is it asbestos!>>>
is it indeed T&G or coal tar pitch, trust me, you wd like to know that going in...>>>
C-man is right on all points, I should of elaborated more.
You need to know if there is insi under the t&G if there is and it is wet, well you need to qauntify that for your dumping, and labor. also you need to be mindful of the existing flashing heights, which is dependent on the thickness of the existing roofing. The deckis very important, for instance if it us a concrete deck, and youdont know that until the rip your in trouble. Also the deck helps determine the type of fasteners and the length. >>>
My thoughts are with you on this one Mac. I never shied away from any roof but I made dame sure i know what I was getting into. Harville stay tuned and listen to the experts on this one. Make a mistake on this roof and it could cost you everything. What is inside the building and do you have enough insurance to cover it all? You need to find out what under the roof? What kind of deck? Do you need to install tapered insulation to remove ponding water? How is it vented? Can you get the material up on the roof? Do you have good help? What kind of coping are you going to use and how are you going to install it? Can you get a dumpster close? Just a few questions that need answers!>>>
No disrespect Rozziroofer, but Of course substrate matters!!!! How will he know how to fasten the insulation?
You need to do test cuts anyways to find out what you are removing and conversely what you may need to put back.
But you are overwhelmingly correct on one thing, Harville, sorry to say, you may want to sit this one out and start smaller.>>>
Thanks for the info, i was quessing $6 sq ft>>>
I could tell you in NEW ENGLAND area a commercial est. Would be about 6 or 7 a sq. Ft. bringing you around 60k. Substrate would not matter. (your ripping off the T&G anyway) This might be a little much for a small residential co. Call a local commercial co. And ask what they get per Sq. Ft. Its different everywhere. Good Luck.>>>
located in northern indiana, most of its 30' off the ground. (1) section of the roof is 160' x 65'. The substaint im not really sure. No im not the owner. Small roofing contractor, primarily residential. I was turned onto this job and havent estimated this kind of tear-off.>>>
