I have a roof that is just under a 2/12 and has torched down MB with tar on it, under this is a 5/8" fiberboard. I wanted to replace with a SA 3 ply system and bid it at around $300 a square materials only, labor was an additional charge.
Insurance adjuster came out and he sent me his preliminary estimate today and he allowed $1.57 sq foot to R&R fiberboard-waferboard-5/8 and $305.52 per Square to R&R Built-up 3 ply roofing-in place.
So his estimate is $305 a Square for materials and labor to Remove and replace a 3 ply roof.
And $157 Per Square to remove and replace fiberboard.
He also included $1.35 per foot for drip edge.
That was it, total. No chimney, no pipe boots, no electric boot.....does this seem way off?
It's only 8 square and he allowed nothing for waste, zero.
The 3-ply I wanted to use will cost me $250 a square materials alone!
What am I missing??

I can't help think it is a misunderstanding due to language you being British referring to another thread I think it was Smudge who started the topic. So lets me try to explain . First it is Randy decision what he did. Knowing he could have but decided to not throw someone under the bus. What Randy might not know is there is a good likely hood that the claim will be QCR . It will be evaluated and he will be rated. If that happens Randy good samaritan will have cause the adjuster a lesser rating. I congratulate Randy in his kind heart. However because he didn't maybe know this may have made it worse for the adjuster. " i dunno " It still is not out of the question there is a process called supplements.Randy also understands it is the adjuster representing the insurance company. If one of your employees screws up a job and the owner thinks your an ass does that make you an ass ? I don't think so unless you won't want to fix it. Same thing here with the adjuster messing up only the insurance company will make it right . Nothing more nothing less savvy? >>>
Jed and CIAK, I don't mean to get in your guys battle but after reading back thru some posts I think I see the point you are both making.
For what its worth, I think this adjuster is just flat unexperienced and has never roofed in his life. At this point, I hated to call his supervisor and complain, because in this economy I dont wont to lay down and think maybe I cost a man his job. We all have to start and learn sometime, I just hate that it was me he's learning on. I just hope he learns before he gets the wrong guy.
On the other hand I kind of blame the insurance company for hiring an outside adjusting company and then getting this guy. Maybe I should have called and told the insurance company to never use C&C again for outside adjusting..but like I said before, I dont want to lay down right now and think I hurt another mans living. This insurance company has it's own adjusters I usually deal with, but in this case......the in house adjusters were busy and hired an outside firm.
I dont think the adjuster is trying to screw me....I just think he is very green and dont know any better. But when I called him out on flashings and such, he corrected it but then paid less than I have ever been paid before. Like pipe boots he paid $21.00 to R&R, flash small chimney was $166.00. Them items usually bring $43.00 and $265.00 minimum......so I dont know what program he is using to get his pricing. And he still didnt allow for waste. How do you buy 9.21 Square of material that comes in 1 Square rolls???
I am considering this water under the bridge..gonna go do the job and make the homeowner happy. But if I ever have this guy out to adjust another house,and he is still this bad at what he does, I will have no choice but to throw him under the bus.
It's jobs like this one that make me want to become an adjuster. I have noticed the adjuster pool seems thin. Last year I had 5 different adjusters in a row come to jobs and not go on the roof, 3 of them tried to deny hail damage WITHOUT EVER GOING ON ROOF! After re-inspections and demanding someone go on roof to inspect all 5 were replaced.

On the other hand if convenience is more important than 500 then so be it. So after Randy followed up he was awarded closer to what he needed to do the job . Sorry I am just getting back with you guys. I contacted the adjuster and pointed out what I thought to be mistakes. I, being the contractor, who was hired by the homeowner to negotiate a price for replacement.
I honestly think this adjuster is just a new, less experienced guy. He didnt allow for any waste and then overlooked some other obvious things, such as chimney, pipe boots, vents, etc. I called him up and mentioned it and he said "Oh, I didnt think about that" so he agreed to adjust the price and send me a revised offer. I got it earlier today and it is still about $500 less than it should have been, but I am tired of feuding with this guy.
He bid the prices I gave in the first post for torch down, the homeowner wants 3 ply and knows it will cost him more and he understand the insurance will only pay the cost of replacing what is on roof now.
But I thought them prices I gave in first post sounded kind of cheap for torch down R&R.

Maybe John, I'm thinking in respect to the greater roofing community. If it is the guy ( the owner )Did Randy have to renegotiate ? Or was it a group negotiation. It has a selfish taint. " i dunno " Is it just me or does anyone out there care ? I have a lot of email from lurkers about this some of them members who say they are lurking in my corner etc. . That the problem with blowing off about this type of stuff as if someone stuck a knife in your foot and then the supposed resolution is not voiced as to how it was pulled off. Did I pizz Jed off ? TRG, Yes, this is the job the guy wants Flintlastic. I contacted the adjuster and I think everything is going to be ok. He just paid to replace what is on it now, and that is torch down. He is going to adjust for waste, chimney and boots.

Charlie Crist has created for Florida Citizens ,A property insurance run by the state that cam compete for business.I'm not so sure this isn't a bad thing, How would you like to compete with a state run roofing company , Sounds like an unfair situation to me for now. I don't know what that has to do with helping a contractor or homeowner filing a claim and getting paid . Your jumping all over the place. I guess trying to hit hot buttons or just a little crazy ? How does that help ? I will attempt to answer some of your question. As far as a homeowner being ripped off I don't know about that the courts would have to decide that one. Now an adjuster I can answer most of those. An adjuster is paid according to the amount of the claim. The more the claim amount the more the adjuster will make as a general rule. Adjuster carry E&O insurance . I"m not saying mistakes are not made they are. The claims process allows for errors in most cases through a process called " supplements " . Do you have a particular situation that is not resolved or are you just venting stirring or poking the stick ?>>>

Remember ignorance can be changed . It is the adjusters job to fulfill the conditions of the contract. The rubber meets the road at the contract.What does it say is what it does They are at risk as much or more so if they underpay. What insurance company?Did you break down your estimate for them?Did you do a chicken dance for them?They prefer you to jump thru hoops though,write your quote get the homeowner to sign it and submit it the insurance company,then they might negotiate with you if you have a signed contract with the homeowner.I find most adjusters know very little about commercial flat roofs and are flexible,but you got to get that homeowners signature to get them to talk to you.>>>
