Concealed damage & dry rot. - Owner acknowledges that there will likely be concealed sub-roof deterioration and authorizes the contractor to make the necessary repairs. The Contractor will repair and/or replace damaged or deteriorated decking and facia at the Contactor’s discretion on a time and material basis. The Contractor’s labor rate is $65 per man per hour. Materials will be supplied at cost plus 15%. The combined cost of labor and materials will be an extra charge over and above the original contract price and will be due immediately after the wood work is performed. >>>

Also the last job i agreed to do for partial payment at the end and then monthly installments after that the house ended up having a dozen sheets of bad plywood plus we had to rebuild an end that was sagging down. Then after doing all that while i wasn't on the job the guy convinced my crew to do some facia and soffitt work that was not part of our contract. He paid the agreed upon amount after completion and I've never heard from him since! It was an elderly man who was short on cash and his roof was in dire condition plus i was slow on work so i agreed to do inhouse financing on this one. I've already made the decision to let this one slide by and be yet another lesson learned the hard way by Ole Willie! There are many! :woohoo:>>>

Yeah i run into the cheapo's every now and again who throw up some wood they had under the house or in a shed. Then at the end of the job when its time to pay i get this about the charge for the wood! " Well WE furnished the wood " I'm like yes sir BUT you didn't spend 6 hours up there installing it! lol When they furnish the wood i simply deduct the cost of the wood not ALL the cost. lol Some People! Its the old shade tree mechanic thing! They think your ripping them off for the wood work no matter how you charge for it. And if you include it in the price no matter how much wood you have to replace they will rip YOU off! I do jobs for the city sometimes and they have a limit they will pay per job INCLUDING ALL WOOD WORK. So one has to be extremely careful what he will even place a bid on!>>>

OLE Willie - Regarding the square foot price, I used to charge $7/Sq. Ft. I would usually end up giving them a big discount on the woodwork.

Your explanation in your second post is pretty much my sales pitch. I also like to point out to them that I'm not psychic. If I was, I sure wouldn't be roofing. ;)>>>

Well, Actually now that you mention it :cheer: you should have a fair idea if there will be a large amount! lol Had a lady today ask why can't i just give her a solid price including all wood repair. I said well mam i could BUT one of two things will happen that way. Either your gonna get cheated or I am! Explaining that the only way an experienced roofer could do that was cover his own arse! :blink:>>>
