Just heard from one of my 3 best friends who I have known since about my first time in 8th grade.
He became a big boy GC. He however didn't see the recession coming. Making it and spending like water. He did not think the faucet would turn off.
He bought a LOT but paid like 50%. That cash stops flowing, ouch. He was down to about zero. He is a couple years younger than me and not one to quit.
He Hustled a year and a half ago, landed a 65Million contract and reorginised a bunch of things. They are just finishing which would have made him life long middle class but POOF, he signs a right at $100 Million Dollar Contract on Monday and another the same size is looking 70/30.
GC's on projects this size don't work on the percentages of profit as a roofer but still get a chunck.
Here in Port Saint Lucie next to PGA where I live they just broke ground for a shopping center and a whole nother slew of condos.
Money is out there, grab it and be smart with it.

Debt makes me nuts. I have one Credit Card and only time I use it is for out of State Car Rental. I rarely impulse buy, I find most things I buy on the Web and rarely go in stores.
