One of the local roofing companies put a new roof on this elderly couple's home 3 years ago. They told me that this company had been back out EIGHT times trying to fix the leaks around the chimney. All to no avail. I got the contract on the repair work this morning. :) The first pic is the ONLY part that can be seen from the ground. It's the old disappearing flashing trick I guess. :woohoo:
The old "it only leaks when it rains" might be funny to us residential guys but the commercial flat roof guys on here can tell stories of roofs "still leaking" for days or weeks since the last time it rained. :ohmy:
I'm sure I'm not the only one who has asked a customer "Does it only leak during/after a rain?" implying that the A/C in the attic could be to blame. The looks I've got over that one...

tinner, I get this all the time "It only leaks when it rains". :laugh: I fixed all the rotten wood, used a combination of storm guard and rubber membrane first and then the new flashing. That valley metal was just nailed down smooth.
It was kind of a weird job. Originally, the chimney was just on a straight section of the back side and flashed normally in 1979 when the house was built with just a straight pan behind it and no cricket. Then someone built a straight low slope ( i guess you could call it a cricket of sorts ) behind the chimney. This created little walls on each side as what they built was like a 2/12 slope. I "guess" it was done to slow down the water running into the back of the chimney. I dunno. Like I say it was just weird. Finally the cricket you see in the pics was built and ultimately the screened in back porch roof that created the dead spot on the right side where I put the membrane. There's two straight pans still existing underneath the last cricket built. The original one installed on the same slope as the house and one higher up installed on that low slope they built behind the chimney. :side:

Got there at 5:30 this morning so I thought maybe it would be an easy day compared to yesterday. Until I discovered this that is.
Had already replaced a LOT of rotted wood the day before and the client said it wasn't leaking in this area. :dry:Ran into all sorts of unusual circumstances on this one that made things more difficult and took a good deal more time. I assumed it to be one layer also but it turned out to be two. My fault on that one for not checking. About the time I thought it would be done before the real heat kicked in, I was short one piece of counter flashing and 3 shingles. :blink:
Rounded up some more material and finished it up late this evening. That's when the client gave me an out of state check for payment. :S I thought it turned out pretty well though. It ain't perfect, just dam good. :ohmy:
Got "some" of it done today. Still have to counter flash over the membrane and cricket wall. Had to replace the plywood all the way around the half I worked on today. Was 90 degrees again and it went pretty slow after about 10:30 a.m. :unsure: Gonna "uninstall" the other half tomorrow and try to wrap it all up. May have to go back early Saturday morning for the final touches though. This heat is pretty rough on an old fart like me. :laugh:

Yeah, I don't know whether 8 trips deserves any credit, or if it's just more heaping of cold coals of ignorance upon his sorry head.
Well, on a scale of 1-10 as far as willingness to come back out and try to honor the warranty ( 8 times ) is concerned, I'll give them, well an 8. But when it comes to quality I'm afraid that's gonna have to be dropped to maybe a 1. :blink:
From what I could tell while I was on the roof, their was new flashing ( half arse done ) on the bottom ( first pic ) and then the left side while on the right side the old existing flashing was re'used and then on the back two sides of the cricket it didn't appear that there was any flashing there at all new or old. Just black mammy! :silly:
Ahhh, the age old disappearing flashing trick. Classic. That's as bad as the old I tore off the roof trick around here. People tell me , we had it tore off last time it was done there should only be one roof. The dirtbags tear off the bottom 2 feet and put their roof on. The homeowner is at work at the time so they haven't got a clue, they only see the bottom edge. Oh sometimes they give them a little more and tear off the entire perimeter. PATHETIC.

If roofers like that died of crotch rot, it would be a death too kind....
I will be re-flashing the entire chimney with weathered wood factory painted aluminum gutter coil after waterproofing the entire area with storm guard first and installing rubber membrane in the dead spot. The work includes replacing the entire left hand valley as well as all of the cricket behind the chimney including both of it's valleys.
