Why Your Customer’s Building Needs a Commercial Roof Coating

In addition to boosting aesthetic appeal, commercial roof coatings can also extend the lifecycle of a roof.  

Most low-slope roofs can greatly benefit from a commercial roof coating. These coatings provide many benefits for prolonging the life of a roof including protecting it from the elements. This includes (but isn’t limited to) weather elements, water infiltration and UV damage. With a little help from Everroof this article will go over some of the advantages of roof coatings.  

In addition to adding some aesthetic appeal and extending the roof’s life, a commercial roof coating can bring down cooling costs significantly. The temperature of a dark roof can easily reach 150 degrees Fahrenheit, but installing a white reflective roof coating can cool down a roof by 50 degrees or more. Consequentially, installing a commercial roof coating can also reduce waste due to the increased time in between roof replacements.  

There are several different types of roof coatings, each one having its own benefits. Some of the most popular include:  

Acrylic coatings 

Acrylic coatings are water-based coatings that come in reflective white colors and can lower building temperatures. These coatings are durable and can be applied to new or existing roofs after proper surface preparation by contractors 

Silicone coatings 

Silicone coatings tolerate ponding water in wet/humid climates and come in high/low-solids formulas. High-solids silicones may require a single coat for faster installation, making them a popular choice. 

Fluoropolymer coatings  

This coating provides superior reflectivity and safeguards against weather elements and organic growth, such as mold. Its robust, enamel-like finish ensures protection against dirt accumulation, as well as UV rays and color degradation. 

Urethane or polyurethane coatings 

The coating is a well-balanced blend of tensile strength, elongation and hardness that endows it with durability. It is an excellent shield against mildew, chemicals, and abrasions/impacts that can harm the substrate. 

At the end of the day, it’s a good idea to consult with a contractor before picking your roof coating. All are great options, but the best one for your project is circumstantial!
