Just a couple of months ago, Josh Johnson and Seth Schmenk stopped by The Coffee Shops™ to talk about the AlphaGuard™ (AG) BIO roof restoration system. Josh is one of the Gulf Coast regional supervisors at Weatherproofing Technology Incorporated (WTI), focusing on the South Florida area. Meanwhile, Seth is a field advisor at Tremco, also working in South Florida. Both have worked with the AG BIO system, but in different ways. Josh explained, “The easiest way really is Tremco is the product sales division. So, what Seth does is work with building owners, architects, engineers, any clients to help them find the right products for their projects. Then WTI is the services entity of that. So, me and my team are the ones that go out and perform any of the work needing to be done on those projects.”
Even though they work with AG BIO in different ways, both Seth and Josh can attest to its performance. AG BIO is a polyurethane-based restoration system that is a great long-term option for aging roofs because, with the proper maintenance, it can extend a roof’s life for upwards of 20 to 30 years (with a warranty for the first 20 years). So what does that maintenance look like? Josh elaborated, “The biggest thing that we recommend is to keep the system clean. So that means things like pressure washing the roof once or twice a year and making sure all the drains and scuppers are clear so that there is good water removal on the roof.”
For many products in the industry, maintenance like this is the sole responsibility of the owner. With AG BIO it’s a bit different. Seth explained, “At the end of the day maintenance is still the responsibility of the building owner... But one thing that is pretty unique about Tremco’s warranties is that we'll come out automatically for every one of our system warranties and do a visual inspection on the roofs after two years and five years, just to ensure that the roof is performing and taken care of. After that, we check every five years.” And for the owners that don’t want to have to worry about the maintenance themselves, Tremco has a program called Tremcare. When owners enroll in that program, it ensures that proactive repairs and general maintenance work is being done on an annual or biannual basis by an approved applicator or WTI team. So, between the automatic inspections and the option to join the Tremcare program, it’s very manageable for building owners to maintain an AG BIO system and get decades more life out of their roof.
