How to Identify and Repair Common Roof Ailments

The last thing home or building owners want is a problematic roof. Whether it be moss, alligatoring or chalking, the issue at hand is almost always preventable or repairable under the right treatment. Here’s a look at some of the most common roof ailments, as noted by the roof experts at Kool Seal.  

Moss, mold and mildew 

Most unpleasant to look at, any kind of moss or other fuzzy growth is something home and building owners dread finding. As cement and tile roofs are the most likely to develop these growths, it is vital that owners clean the roof with a power washer or a strong solution that will prevent or kill any growth. Removing any shade from nearby trees or bodies of water can help prevent the growth of mold, moss and mildew as well.

Alligatoring 

Alligatoring refers to the process of a built-up roof getting multiple patches of cracks, which look like the skin of an alligator. To repair, the loose and cracked previous coating should be scraped off and the roof cleaned with water and a trisodium phosphate solution. Chalking 

When some roofs begin to deteriorate due to exposure to the elements, chalking can occur. This powdery coat can be removed by cleaning the roof with a power washer and thoroughly scrubbing the roof with water and trisodium phosphate. Once cleaned, the roof should be checked for any possible specks of chalky material remaining, as it is crucial for all of it to be removed.  

If the chalking continues, owners and contractors should consider adding a primer to the roof.
