Addressing an aging tile roof in Florida’s climate

When BMI Roofing began inspecting a residential home in Weston, Florida, they quickly realized that the 17-year-old tile roof had extensive damage. Many of the tiles were broken or loose, and the original style was no longer in production. Beneath the surface, water intrusion and years of weather exposure compromised the integrity of the roof system down to the plywood decking. 

The original roof was a two-layer 30/90 hot mop system, but years of wear had left it vulnerable. Together with the homeowner, the contractor chose a two-layer roof tile system from APOC to not only rebuild the roof’s structural integrity, but also protect it from Florida’s harsh sun, humidity and hurricane-force winds. 

Step-by-step: A system built for Florida weather 

1 – Deck prep and underlayment foundation 

The crew began by stripping the roof down to the decking and replacing the damaged plywood. They then laid APOC 26 #30 Tuff-Felt Asphalt Underlayment to reinforce the roofing system and provide a dependable foundation for the next layers. 

2 – Sealing for long-term performance 

Critical points like pipe penetrations and flashing transitions were sealed with APOC 128 All-Pro SBS Flashing Cement, which adheres cleanly and spreads easily even in high-heat conditions. For extra bonding on the metal flashings, APOC 103 Bond N’ Prime Asphalt Primer ensured a secure, lasting connection between the metal and underlayment. 

3 – Top layer protection with FT3 

The top layer consisted of APOC Weather-Armor FT3 Fleece-Top Roof Underlayment, known for its high strength, waterproofing capabilities and excellent adhesion. With Florida’s climate in mind, FT3 added a critical layer of protection designed to withstand extreme weather conditions, including wind, rain and intense UV exposure. 

4 – Tile set with hurricane-ready strength 

The roof was finished with a modern gray flat tile secured using APOC Polyset AH-160 Roof Tile Adhesive. Applied in a large-paddy method, the adhesive is designed to withstand Category 5 hurricane wind uplift. Its bond strength is so reliable that it eliminates the need for mechanical fasteners, reducing the risk of membrane punctures and maintaining long-term waterproofing.
