Why skylight retrofits are gaining traction on commercial roofs

New daylighting technology has contractors and building owners reconsidering skylight replacements during reroofing projects. 

As roofing systems, building priorities and daylighting technology continue to evolve, contractors and facility managers are taking a closer look at how updated skylights can fit into long-term roof planning. In this episode of Roofing Road Trips®, Karen Edwards spoke with Candice Clark of VELUX® about why improved materials, better design and renewed attention to building wellness are changing the conversation around commercial daylighting. 

Candice explained that today’s commercial skylights include improvements in glazing, condensation management, frame design, durability, testing requirements and the aging process. For building owners weighing major roof investments, highlighting those upgrades can help shift skylights from a perceived risk to a practical daylighting strategy. 

Interest in skylights is also being shaped by priorities beyond energy savings. While reducing electrical use remains an important benefit, Candice emphasized that daylight can play a larger role in creating better interior environments. She noted, “I think we're designing better buildings, healthier buildings and wanting a greater impact, not only for the energy efficiency of that building, but the occupants within it.” 

Emphasizing this broader look at the benefits of daylight and occupant morale can help contractors communicate the value of commercial skylight retrofits, whether that be for energy efficiency or workplace wellness. Productivity, employee well-being and healthier spaces are becoming part of the roof system conversation, especially as owners look for upgrades that can serve both the building and the people inside it. 

Reroofing also creates an opportunity to evaluate existing skylights, identify glazing types and determine whether partial or full replacement makes the most sense. Candice shared, “The trend in a strong maintenance program is to replace all your skylights at the time you’re reroofing.” When the project budget allows, replacing all skylights during reroofing can help owners align daylighting, energy management, occupant comfort and roof maintenance planning.
