Make the most of your silicone roof coatings

Make the most of your silicone roof coatings
August 7, 2025 at 9:00 a.m.

By Progressive Materials.

Understand how shelf life impacts product performance and what you can do to protect your profits.

Known for their durability, UV resistance and ability to withstand ponding water, silicone roof coatings offer a reliable way to extend the life of a roof without a full replacement. Whether you’re stocking up for the busy season or managing inventory across multiple job sites, understanding the shelf life of your products is essential to getting the performance you expect. Progressive Materials (PM) offers care and storage recommendations to help you get the most out of your silicone roof coatings.

What is shelf life?

Shelf life refers to how long a product remains usable after its date of manufacture. For silicone roof coatings, this timeframe can vary based on the brand and formulation.

At Progressive Materials, our most popular products — including the 3200 Series Silicone Roof Coating and FG 400 Series Pro Patch Sealant — have a 24-month shelf life when stored correctly. For all of the technical data on each of our products, click here to find our tech data sheets

Best practices for silicone coating storage

HS-3201 5 Gallon BucketProper storage not only extends shelf life — it also protects product integrity and ensures consistent application. Here are the key guidelines to follow:

1 – Store between 40°F and 80°F: Temperature matters. Keep coatings in a controlled environment between 40°F and 80°F to maintain quality.

2 – Avoid direct sunlight: Even though the silicone itself is resilient, UV exposure can weaken the storage bucket, which may affect the coating inside over time.

3 – Keep it dry: Silicone is moisture-resistant once applied, but humidity during storage can cause problems. Wet conditions may compromise the bucket seal and introduce water into the product. Always store coatings in a dry, covered location to avoid chemical changes or curing issues.

Use FIFO: First in, first out

Following the FIFO (first in, first out) method helps ensure you’re using your oldest inventory first, reducing waste and improving consistency across jobs. It’s a simple inventory management step that pays off — especially with time-sensitive coatings.

Signs your silicone may be expired

Using coatings past their shelf life can lead to application failure and costly callbacks. If you notice any of the following, talk to your PM Regional Manager before using the product:

  • Silicone has cured inside the bucket
  • There’s significant skinning on the surface
  • The product gives off a strong, unpleasant odor

You can find your local Regional Manager here.

Conclusion

Silicone roof coatings are a smart, long-lasting investment — but only when the coating is in good shape. Proper storage will help ensure you are getting the most of your PM Silicone. Follow these best practices to make the most of your materials:

  • Maintain a temperature range of 40°F – 80°F
  • Avoid sunlight and keep coatings dry
  • Use a FIFO system to rotate inventory
  • Check expiration dates and inspect for signs of spoilage
