Warranties on Ice Dam Leaks

How do you deal with past customers that have a roof leak due to ice dams. Do you remove the ice free of charge, charge a service fee to remove ice, or a statement in your contract explaining the limitations of ice guard. In Erie,PA, even grace doesn't always do the trick. It eventually works its way in. Certainteed has a statement in there warranty that explains how a shingle roof system is water resistant and not waterproof. Sheds water, but ice dam leaks are not warranted even with ice guard.

I'm a contractor, not a roof ice remover (or an insurance company) and therefore cannot warranty against acts of God or nature. I will charge the HO for removal with the stipulation that there is no guaranty against future problems.

WOW, man I'm not kidding you. That is fantastic. Back in the day when time wasn't like it is today I could count on a percentage of calls for warranty or some other issue. I mean count on it. I was into production type roofing when the neighborhoods around here were popping up in the hundreds.That is how and where I learned how to spot repair problems, I'm damn good at it. Old School said, I think it took me about 2 hours to watch that 60 minutes. There and Their and Too, to, and Two are others that drive me crazy. I believe it was Winston Churchill that said he felt sorry for anyone that could only spell a word one way. I am still "Old School" "The next year, the guy told me that he had had some ice...literally one... ice cicle.... the size of your finger and that was it. He is a,,,, beliver!"

Old School.......What is a beliver :woohoo: LOL I couldn't resist.

As for ice dams....we just went through an ice storm, I had 1 agent tell me he had 137 claims in 1 day for leaks. It seems like a bunch of roofs leaked this time, nothing you can do about 3-4" of solid ice, a foot of snow and zero temperatures followed by 50-60 degree weather. I only had 2 of my installs leak.....that called, but there may have been more that didn't call since they heard on news that ice dams were everywhere. I don't guarantee ice dam leaks unless it was an area that previously leaked and they had me correct it when installing new roof.

I give a 100 % warranty against ice dams and have never lost yet! :woohoo:

I only offer a 99% warranty against ice dams. Even with the top of the line system (air seal attic with spf, insulate, eave protection, etc), I can't control a rapid melt and refreeze cycle. Most of the time this type of thing happens near the end on the winter and any ice damming is very small and the cycle is over quickly. So far this season we have already had 2 melts and are due for 42 degrees f on Tuesday, with back down to 0 by Friday. I always recommend to my problem houses that they clean the roof once near the end of the winter in case we get a rapid thaw and refreeze as there is...no 100% warranty against ice damming...ever.
