In a situation where the original EPDM roof (from 1985) is still installed on a building I have several questions and concerns...
The flashings and seams are failing in multiple areas. The roof is ballasted with concrete 18 x 24 walk pads and river rocks all over, making it next to impossible to inspect 98% of the actual membrane without moving the pads. The condition of the flashing areas make me think it is time for a new roof and that is what I want to recommend to a client. Here are a few questions about how to proceed...
1. Can I just peel up the EPDM and re-use the ISO? ...Going over it with an asphalt primer then a SBS SA system?
2. IF not, what would be the best roof to do here? They are really down on EPDM (client) and the roof has so many small sections it doesn't make much sense anyways.
3. With a membrane this old can repairing it with patches Carlisle pressure sensitive seam tapes still work if cleaned thoroughly with weathered membrane cleaner?

I find it very strange that ANYONE, would provide a guarantee for longer then 5 yrs on a roof, other then a shingle roof with a ten year guar. for ten years. WHY would you want to be liable for a manufacters warrentee for a longer period. We give a 5 yr. guar. for Modified roofs, ten for shingles. All machanical problems show within 2 yrs.. Material has it's own obligations. Lets sue them not me.
We don't do fiberglass emulsion. Would that even work, this is on the 27th floor? How expensive is the machine? ballpark?
