I am looking for a software program for roof maintenance, so far it is very costly and you don't own anything, all info our stays with the software company, (owner does not like that). Can anyone recommend a program?

FCS (facilities control systems ) is a good one.I use it for roof inspections and service works.

MS Office should have something you can use. Excel Spreadsheet maybe.
If PC shows up, she may have an idea.
