Hey Mike, after your post about your personal roof leaking I decided to climb up on ours and check it out.
When the place was bought a few years ago, I didn't notice anything wrong with the roof. But this time, I noticed a little sunken in spot at the very bottom of the overhang thats right above my bedroom.
Turns out the installers of the original roof put a rookie on this little part to the far front right of the home. He laid the upside down shingle at the bottom and then the right side up one directly in line with no stagger.
Little did I know I've been sleeping near MOLD for a couple years! YIKES!
The facia and soffitt is wrapped with aluminum so you couldn't see anything wrong from underneath and I never saw it leaking!
Here's the damage after 10 years of slow drips.
Yep Mike, any time I learn that I'm gonna have to coordinate with some other type of workers, I just roll my eyes and brace myself for the PITA that's coming. :blink:
This is a manufactured home.
There were 5 things at play here.
A) OSB decking
B ) 3 on 12 slope
C) No I/W used in the south at the bottoms
D) Cheap cardboard paper like felt was used
E) It went unnoticed for TEN years
If it had been 5-10 yrs ago before materials went up I might have just replaced the whole roof because of this but after calculating the costs and considering the time and work it would require I decided to try and get maybe 5 more years out of it. :ohmy:
