How Much to just REPAIR it she said

She wanted a repair only. Took me inside the house and showed me 8 leaks. Including around all the skylights, the chimney, the dead spot below the two big joined skylights and several other places all throughout the home.

I had to explain to her that any money spent on a repair would just be a waste and there was no way I could guarantee it. I gave her a price to rip it all back off, eliminate the skylights, Install a large aluminum flashing pan at the long dead spot, properly flash the chimney and change out all the base flashings on every pipe, vent, etc.

When I showed her the price, her eye balls rolled back so far you could only see the whites! This is a TWO year old roof done by a storm chaser that has split town.

Drip edge was not overlapped at the bottoms most of the way around the whole house and no over hang on the membrane either. Bad news.

Base flashing needed replaced on the vent, extremely excessive tar used instead. 4 x 4 wall flashing installed behind skylights.

More 4 x 4 wall flashing, installed on TOP of the membrane and the OUTSIDE of the siding.

drip edge on rakes is only 1 inch wide and membrane is NOT stuck to it.

somebody didn't know how to install a pipe flashing around a utility pole without the help of the power company.

I posted the pics on here so that the time I spent taking them,walking all through the house measuring and marking the leaks, measuring the roof, and looking at this shipwreck of a roof job wasn't a complete waste.

There was much to explain to her about her roof. I started out explaining with my tablet still in the front pouch of my hooded sweat shirt yet to be revealed. She immediately showed no interest in what I had to say so I just decided to wrap it up rather quickly and hit the road. The tablet never left the pouch and she never saw a single pic.

I would gladly repair that for her.

New drip edge, a couple buckets of plastic roof cement.

No warranty, can't promise it won't again, but I can promise I will keep on it to catch up on all the leaking that the last bad roofer did. It will probably take 2-3 visits to track down all the spots, buut I can do it.

and she will probably pay more than the cost of a new roof, but she'll feel better.

Free Roof? I'm still trying to figure out why I gave her a free estimate! :unsure:
