What to consider when selecting a commercial re-roofing system

A successful commercial re-roofing project starts with understanding the existing roof, building operations and long-term performance goals. 

Commercial re-roofing requires a different approach than new construction as contractors and building owners must work with an existing roof assembly, occupied spaces, rooftop equipment, drainage conditions and other established building factors. Before selecting new materials, project teams should evaluate what is already in place. Existing roofs may contain multiple layers of membrane, insulation, cover boards, coatings, adhesives and other components that can affect whether a new system can be installed over the existing assembly or whether a complete tear-off is necessary. 

Visual inspections, core cuts, moisture surveys and reviews of previous repairs and maintenance can help identify conditions that are not visible from the surface. Wet insulation, deteriorated materials, damaged decking, corrosion or drainage problems, however, may require removal and replacement.

Compatibility is another important consideration. Commercial roofs are complete assemblies made up of membranes, insulation, cover boards, adhesives, fasteners, flashings and accessories. Evaluating those components as a system can help identify potential conflicts before installation and reduce unexpected repairs or field adjustments. 

Initial cost is only one part of the decision. Building owners should also consider energy efficiency, durability, maintenance requirements, expected service life and environmental considerations. A re-roofing project may also provide an opportunity to improve insulation and thermal performance. 

Ultimately, the appropriate system is one that works with the existing building while supporting the owner’s performance, budget and operational goals.
