The Greens at Half Hollow: Using high quality materials and tailored communications to upgrade a 268-building residential community

Project Profile: Long Island Community Gets 268 New Roofs in 3-Year Project

Homeowners are consistently praising the project’s efficiency, the professionalism of the crew and the improved appearance of the new roofs.

Tasked with delivering a premium, durable roofing solution for Greens at Half Hollow, a 55+ community in Melville, New York, A1 Roofing turned to GAF for support. With over 1,200 residences across 268 buildings on 40 acres, this job demands meticulous planning, customized logistics and a strong commitment to resident satisfaction. The project, totalling 25,000 roofing squares, is being completed in multiple phases, beginning in June 2025 with projected completion by August 2027.  

Strategic planning for a large-scale community

The Greens at Half Hollow is a community featuring 94 four-unit townhomes, 170 two-unit villas featuring five architectural styles and 13 twenty-to-thirty-unit apartment buildings, all connected by seven miles of roads. A1 Roofing, a 2025 GAF 3-Star President’s Club Award winner developed comprehensive, customized plans tailored to the community’s unique needs with guidance and support from GAF.

“We understand this project better than anyone – from the engineers to the HOA board. That gives us the edge,” said Kevin Reilly, director of sales and estimating at A1 Roofing. “We didn’t just offer a bid, we offered a strategy. With GAF’s support, we developed a full roadmap tailored to the unique needs of this community. We’ve had GAF inspectors on-site to ensure that the roof systems qualify for GAF’s Golden Pledge Limited Warranty. This has been a true collaboration from day one.”

GAF even shipped Timberline UHDZ shingles for the job directly to A1 Roofing’s off-site location for convenience. Timberline UHDZ shingles offer durability and advanced technology to help protect against the elements. Their innovative design enhances curb appeal, adding lasting value to the property. By streamlining the delivery and storage process GAF and A1 Roofing are working together to ensure timely access to high-quality materials, directly supporting the efficiency and overall success of the project.

Strategic product choices fueling project success

A1 Roofing is further enhancing the project by offering the community 25 years of workmanship coverage via the exclusive Golden Pledge Limited Warranty for Timberline UHDZ. In addition to shingle selection, A1 Roofing also took rooftop accessories into account. The GAF Master Flow™ Pivot™ Pipe Boot Flashing completely encapsulates plumbing vent pipes and provides a tough, all-metal exterior design with no exposed seals or gaskets that can degrade or be damaged by rodents and cause costly leaks -  key concerns for the HOA. Since construction began, GAF launched the brand-new Master Flow™ Bath & Dryer Rooftop Appliance Vent. Impressed by its features, A1 Roofing is now installing it throughout the community, ordering close to 2,000 units.

Prioritizing safety on-site

Safety is a top priority throughout the project. A dedicated on-site safety officer ensures daily coordination between residents and contractors. Before the project began, residents received introductory letters, followed by personalized notices or phone calls as work neared their buildings. During active construction, a safety supervisor has been making in-person visits to keep residents informed and reassured throughout the process.

“We have brought in a full-time, on-site safety supervisor whose only job is to communicate with residents. He knocks on doors, gives updates and helps people move cars or get in and out safely. That human connection makes a huge difference,” explained Reilly.

“Having the roof ripped off your home is serious business, especially for the older people in the community. I may get the same question 100 times a day from community members, but I happily answer it like it’s the first time, every time. It’s my pleasure to answer their questions and put them at ease. At A1, we don’t simply give you a new roof, we provide peace of mind,” added Joe Comito, site supervisor.

On-site coordination has also been essential to the project’s success. As the project progresses, A1 Roofing’s foreman and site supervisor continuously refine workflows, learning from earlier phases to boost efficiency and crew performance. The team has progressed systematically—starting with the townhomes, then moving to the villas and finally addressing the apartment buildings. Lessons learned from earlier phases are quickly being implemented, allowing the crew to continually adapt and enhance their processes.

As a result, resident feedback has been overwhelmingly positive. Homeowners are consistently praising the project’s efficiency, the professionalism of the crew and the improved appearance of the new roofs.
