A Roofing Facelift for the Shops on South Lake

Innovative and cost-effective products allowed the shops’ roofs to be restored instead of removed.

The Shops on South Lake in Pasadena, California were the recipients of a roof restoration using Tropical Roofing Products!  By restoring the roof, a complete roof removal was not required, which saved time and money.  A-1 All American Roofing completed this 80,100-square-foot project.

The first step of the roof restoration process for the shops on South Lake was to clean the entire roof surface.  Then, A-1 All American Roofing applied #360 and #921, two products from Tropical Roofing Products.

#360 non-fibered asphalt emulsion is a water-based roof and waterproof coating.  This product is cold-applied, corrosion-resistant, and is waterproof once it dries.  When exposed to most weather conditions, #360 won’t run, sag, or crack. 

The second product used, #921 reflex elastomeric roof coating, is designed to reduce interior temperatures.  It is mold and mildew resistant and can expand and contract as the roof moves. Creating a seamless and flexible layer of protection for a roof, it is tough, durable, and weather resistant.  #921 has met and passed multiple requirements and is ENERGY STAR® rated, CRRC-rated (Cool Roof Rating Council), Title 24 compliant, and UL (Underwriters Laboratories) classified. Title 24 is California’s energy code.  Updated every three years, Title 24 is in place to reduce energy consumption that is wasteful and unnecessary.

There are multiple advantages to using a fluid-applied restoration system.  One is the fact that the shops were not exposed to the elements, dirt, or dust during the restoration.  Additionally, the coatings are water-based and have minimal to no odor. There is also a full manufacturer's warranty, and since restoration is considered a maintenance item, the cost can be expensed in the same year the restoration occurs.

Once all of the products were applied, the shops on South Lake were left with a seamless, fluid applied restoration system, and a 10-year material and labor warranty.  An elastomeric roof coating was an energy efficient solution and eliminated the need for a roof tear-off.
